Why Use A REALTOR®

If you see a home as one of your most important investments, the REALTOR® you work with could be one of your most valuable resources. Unlike many real estate agents who are simply licensed by their state to do business, REALTORS® have taken additional steps to become members of the local board of REALTORS® and have agreed to act under and adhere to a strict "Code of Ethics."

 

Selling your property is a process that is bound to be a little nerve-wracking and emotional and it requires an in-depth knowledge and experience. When you work with a REALTOR® you will likely get a better price for your home than if you try to sell it yourself. But quite apart from the financial benefits, there is an extra measure of comfort and security that comes from having a professional on your side. When selling you will need a clear understanding of the legal issues and potential pitfalls. After all, one wrong move could result in a lot of cost and frustration.

 

When buying, a REALTOR® will start by helping you identify what you want in your new home -- a particular area, closeness to schools and shopping, number of bedrooms and bathrooms, etc.  Your REALTOR® will compare your needs, wants and budget with what is available on the market and in the multiple listing service. A professional can help you look at your down payment; purchasing options and borrowing options that can help you find the home of your dreams. From looking at properties to the closing table a REALTOR® is by your side making sure everything flows together smoothly.

The multiple listing service (MLS) marketplace connects buyers and sellers of real estate in the U.S. through their respective agents. The MLS gives first-time, low-income and other buyers better access to the American dream of homeownership, while also exposing the greatest number of potential buyers to someone selling a home.

What the MLS does for you: largest database of available homes, most up-to-date home status information, maximized visibility of homes for sale, accurate property information, facilitates cooperation between buyer and seller brokers, equal opportunity for all home buyers and sellers, easy to find the agent selling the home,  and level playing field between large and small brokerages.

Our 2020 Leadership

The Silver City Regional Association of Realtors and Silver City Regional Multiple Listing Service held their 2020 elections on November 6, 2019. There were no contested races. We are proud to announce our 2020 leadership.

Association Board of Directors are Nikki O'Connell, Robin Thomas, Dina Patton, Cassie Carver, LJ Lundy, Danna Stout and Marisa Villegas.

 

MLS Board of Directors are Rosalee Sirgany, Dana Carlsen, Dina Patton, Cassie Carver, Pat Fell, Ceci McNicoll and Sandra Hicks.

Installation of these officers and directors will be January 10, 2020.

The Silver City Regional Association of REALTORS has awarded its 2019 REALTOR Scholarship to Cursten Blanton of Silver City.

Cursten is a 2019 graduate of Silver High School, and the granddaughter of Pat Fell. She was on the A/B honor roll throughout high school and received her Academic Letter from SHS. She participated in basketball, volleyball and track as well as FFA and 4-H. Cursten served several terms as a Grant County 4-H Council Officer and most recently as the 2018 President. She is currently serving as a New Mexico State 4-H Officer. She volunteered for numerous organizations and projects in the community. Cursten plans to attend New Mexico State University in the fall to begin coursework in the College of Agriculture, Consumer and Environmental Science to become an extension agent.

NAR Unveils "That’s Who We R" Campaign

While many people know that a Realtor helps buy and sell homes, what they may not know is that only a Realtor is a member of the National Association of Realtors and subscribes to its Code of Ethics. It's the Realtor Code of Ethics that inspired the association's powerful new "That's Who We R" campaign, which launched in February.

The campaign aims to reinforce the value of Realtors as advocates for property owners, engaged community members and trusted advisors with in-depth knowledge of the industry.

REALTOR Honored

Members of the Silver City Regional Association of Realtors bestowed their highest honor “Realtor of the Year” for 2018 on Linda Rowse.

 

The annual ROTY award recognizes a Realtor who shows commitment to the Realtor spirit, who is involved in the community and in the Realtor organization both locally or state and nationally. Linda served the past 4 years on the Multiple Listing Service Board and as the President in 2018. Her focus was to improve the MLS with support to members with better information and quality. She has served as a Girls Scout leader, 4-H leader, Silver High Assistant Tennis Coach, on the Southwest New Mexico Tennis Board, and has hosted a Foreign Exchange Student. Linda works for Enchantment Realty and has been licensed for 11 years and became a Qualifying Broker in 2017.

 

Linda stated, “Silver City is the BEST place in the world to live and work because of all the wonderful people!  Thank you, my Realtor friends, for your kindness and support.”

When Moving into a New Home, First Things First

You have just completed the biggest financial transaction of your life and can now call yourself a homeowner. With the help of a Realtor, a member of the National Association of Realtors, you purchased your first home, signed all the necessary paperwork and are about to walk up to your front door, keys in hand.  

As you walk through your brand new house, you are probably thinking, now what? This is a common question new homeowners ask themselves when the time comes to settle into a new home. With all the excitement and work involved in finding a first home, first-time buyers may not have a transition plan or a checklist for the first few days in their new house.

 

“Some checklist items are as simple as steam cleaning the carpet while others involve familiarizing yourself with your home’s circuit breakers and water valves. Having a game plan for your new home will give you peace of mind and allow you to settle in quickly and stress free,” said LJ Lundy, President, Silver City Regional Association of Realtors.

NMREC New Rules Effective Jan 1

The New Mexico Real Estate Commission held several meetings in the last half of 2018 discussing proposed rule changes.

 

Among the changes are a new "transaction coordinator" and "vacation rental" definitions, changes to fee language for CE courses, codifying the time that a QB must attend a NMREC meeting, a near re-write of the property management education requirement, language change regarding emailing of license renewal packets, missing Core Course policy, distance and tech CE options, associate broker affiliation, additions to broker duties, major changes to trust accounts and management agreements, and lastly a new vendor section requiring brokers to hire certified/bonded vendors.

Amendments: AMENDMENTS ACCEPTED AND FILED WITH THE NM REGISTER

Tune in to Hear REALTORS® on the Radio

Silver City NM is blessed with a variety of organizations serving our residents. One of these is Gila Mimbres Community Radio (GMCR), a truly community-radio non-profit operation offering non-commercial / educational, volunteer-run programs. The  volunteers doing the local programming view the radio shows as offerings —  education on science, culture, history, current events, sometimes controversial but always informative  — and of value to our local residents.

One of the regular programs that is live, and dedicated fully to events and issues of local interest, has monthly featured speakers from the Silver City Regional Association of Realtors® offering educational information to Grant County listeners on various real estate related topics. This regular brief summary of both commercial and residential property conditions, including tips for homeowners or people who want to become homeowners, is a very  feature on the Thursday Local Flavor radio program.  People want to know “How is the real estate market doing?”  And they can get that, and other community information, by listening to their community radio station, KURU 89.1.

Tomorrow's guests are Sam Castello and Justin Wecks from Hacienda Realty.

REALTORS Co-sponsor Candidate Forum

The Silver City Regional Association of REALTORS, Grant County Prospectors and others co-sponsored the 2018 Grant County Candidate Forum held at WNMU on Tuesday, September 18.

11 candidates of the 12 invited attended and the general attendance was around 100.  Kim Clark, SCRAR Association Executive and a Prospector member coordinated the event. Mischa Larisch, current President of the Prospectors and the Grant County Planner was on hand to welcome the candidates and attendees. The forum was moderated by Bruce Ashburn of PNM and the timer for the event was Cynthia Bettison, WNMU Museum Manager and Town Councilor for Silver City.

President's Report

The Silver City Regional Association of REALTORS has continued to have a strong year with new (and younger) licensees joining the association. We co-hosted an Affordable Housing event with NM Representative Rebecca Dow in April and our Multiple Listing Service made a bulk purchase of 100 electronic lock boxes which are being re-sold, at cost, to individual offices/brokers. Alternating Board members appear on the community radio station once per month to share information with the public, and the executive director and president are placed on the agendas of the Grant County Commission and Silver City Town Council each Quarter to provide market updates.

 

The 2018 market is busy with the number of listings up by 37 over 2017. Although the number of overall closings is down by 28, the average residential list price rose from $149,852 to $173,282 and the average residential closing price from $139,954 to $163,426.

 

Second Quarter sales to-date are: 69 Residential, 8 Land, 2 Commercial and 1 multi-family. Once under contract, closings are tending to take longer (often due to getting contractor bids for Objection Resolutions). More cash and pre-qualified buyers are often creating multiple-offer situations and increased competition for well-maintained and reasonably priced properties. We hope the positive market trends continue.

Housing Expo shares resources for seniors, more

Low-income seniors in Grant County who need financial help to make home repairs have a little-known resource to tap — the USDA Rural Development.

District 38 state Rep. Rebecca Dow realized the resource was little known when she looked at the state and federal funding available for rural communities and noticed that almost none of it was flowing to her district, which includes most of Grant and Sierra counties and a portion of Hidalgo County. 

When she asked why, she said she was told there was no USDA office in her district, and no outreach, so she decided to change that last part. 

On Grant County Day on Jan. 24 at the Legislature this year, Kim Clark, association executive for the Silver City Regional Association of Realtors, was visiting with Rep. Dow, when Dow shared that she had just learned about the senior repair program. 

“And she said, ‘We have to tell people about this,’” Clark said. 

So, Clark organized the Grant County Housing Expo, held Thursday at the Grant County Business and Conference Center, where 19 different vendors helped educate residents about mortgages, options for first-time home buyers, low money down loans, agricultural loans for land, ranches, hobby farms, and the senior repair program.

Housing availability in Grant County as of April 2018. There are 205 site-built homes listed with a median asking price of $215,000, with an average of 206 days-on-the-market. There are 17 single-wide homes listed with a median asking price of $77,500, and 170 dom.  There are 27 multi-wide homes listed with a median asking price of $139,000 and 195 dom. There are 2 modular homes on the market with a median asking price of $144,500, and 141 dom. There are 0 condo units listed. (Via SCRMLS stats)

​Land availability in Grant County as of April 2018. There are 140 single-family lots for sale with an average asking price of $46,154, and 485 days-on-the-market. There are 93 restricted rural lots for sale with an average asking price of $89,900, and 865 dom. There are 85 unrestricted rural lots for sale with an average asking price of $75,600, and 644 dom. 2017 REALTOR® of the Year Awarded

The REALTOR® of the Year award is given each year to a member of the Silver City Regional Association of REALTORS® through a nominating process. Linda Middlebrook was the 2017 recipient. The criteria includes REALTOR® spirit, local Association activity, civic activity, State and National activity and business accomplishments.

Linda received multiple nominations by her peers for the 2017 award. She also was awarded the ROTY award in 2007.

Linda has been licensed since 1987 and Secretary for the SCRAR since 1998. She is a member of the New Life Family Church and is a Director on the NMUSBC. Linda is an associate broker at Wagon Wheel Realty. Linda says that she conducts her business ethically, and does her best to help her customers and clients.
