Financial Awareness Day and the Importance of Credit Readiness

National Financial Awareness Day is an ideal moment to pause and take a clear look at your financial health — and one of the most important steps for anyone planning to rent or buy a home is reviewing your credit. Your credit history influences whether a landlord approves your rental application and determines the loan programs and interest rates available to you as a homebuyer. Understanding what’s in your credit report, and how it affects your housing options, empowers you to make informed decisions long before you sign a lease or apply for a mortgage.

For renters, credit plays a central role in the screening process. Landlords and property managers often review payment history, outstanding debts, public records, and past rental issues when evaluating an application. Under the Fair Credit Reporting Act (FCRA), renters have the right to an accurate report and the ability to dispute errors. If a landlord denies an application because of information in a consumer report, they must provide written notice and the reporting agency’s contact information. The Consumer Financial Protection Bureau (CFPB) encourages renters to check their credit reports regularly to ensure accuracy and to understand what a housing provider may see. Taking time today to review your credit gives you the opportunity to correct mistakes and prepare for a smoother rental application process.

For future homeowners, credit is equally important — and often even more impactful. Your credit score influences the interest rate you receive, the loan products you qualify for, and the overall affordability of your mortgage. A stronger score can translate into lower monthly payments and long‑term savings. Reviewing your credit early in the homebuying process allows you to identify errors, improve payment habits, reduce debt, and understand how mortgage rate shopping works. Multiple mortgage inquiries within a short window are typically treated as a single inquiry, protecting your score while you compare lenders. These steps help ensure you enter the homebuying process with confidence and clarity.

This message aligns closely with what local experts shared at our recent Homebuyer Bootcamp. “At our recent Homebuyer Bootcamp event, our panelists emphasized the importance of beginning work on credit worthiness well before starting the homebuying process,” said Kim Clark, Association Executive for the Silver City Regional Association of REALTORS®. “Taking time to understand your credit today can make the entire journey smoother, more affordable, and far less stressful.”

While credit itself is not the focus of NAR’s Consumer Guides, these resources help renters and buyers understand the broader real estate process they will encounter once they are financially ready. Guides such as Understanding Written Buyer Agreements, Understanding Buyer Representation, Understanding How Agents Are Paid, and Understanding the Homebuying Process provide clarity on what to expect when working with a REALTOR®, how compensation works, and how today’s real estate practices support transparency and consumer choice. Together, these tools help consumers feel more prepared as they move from financial readiness into active home searching.

No matter where you are in your housing journey, National Financial Awareness Day is a perfect reminder to check your credit. You can obtain a free copy of your credit report from each of the three nationwide credit reporting agencies every year, and the CFPB recommends reviewing them at least annually to ensure accuracy. Whether you’re getting ready to rent your next home or planning for homeownership, understanding your credit — and using trusted consumer resources as a roadmap — puts you in control and sets the foundation for a more secure financial future.
