May Market Snapshot: Year-Over-Year Comparison

📅 The local housing market saw some shifts this May compared to the same time last year. New listings were down, with 47 homes listed in May 2025 versus 61 in May 2024—a 23% decrease. The average list price also dipped from $304,944 last year to $265,700 this year. Despite these changes, buyer activity remained consistent, with 25 homes sold in both years. Sales prices held steady, even rising slightly to an average of $260,388 this May compared to $257,306 last year.


Homes are taking just a few more days to sell, averaging 88 days on market versus 84 in 2024. While inventory tightens, demand is holding, suggesting a market in transition but still active.
